Why Buy With Me?
Buying a home is the most expensive purchase and the largest investment made by the average person. I will help guide you through the entire process and keep the transaction as smooth and worry-free as possible. I start by assessing your needs and creating a custom search that will email you when new listings are added to the MLS. As your agent, I am here to protect you as the buyer. Best of all, there is usually no cost to you, as the seller pays for both agent’s commission on most MLS listings!

Before you begin your home search, it is important that you get pre-approved for a loan. A pre-approval will tell you how much you would potentially have to spend on a home. Including a pre-approval letter with an offer helps strengthen your chances, as it shows the seller that you are qualified to complete the purchase. Another advantage to getting a pre-approval is that it can allow you to lock in your interest rate for a period of time so that you have plenty of time to find the perfect house.
Trust Money and Closing Costs
Trust money (formerly known as earnest money) is money that you, the buyer, agree to pay upfront once an offer is accepted. This money is used to display “trust” that you intend to follow through with the contract and complete the purchase. This money is applied towards your purchase at closing or is refunded if the deal is terminated on certain terms. There are also ways that you could lose the trust money, should you fail to meet certain terms of the contract. There is no standard amount and it is not a requirement to place an offer. However, it can often strength an offer in the eyes of the seller, and could be the reason your offer was chosen over another. I recommend around 1% of your offer price as trust money when placing an offer.
Closing costs include all of the fees and costs necessary to research and guarantee that you receive a “clean” title/deed at closing. There are many variables that can change what you may owe at closing, and it is best that you discuss all of your options with your lender and closing attorney.
You need a home inspection when purchasing a home, regardless of its age. A home inspector will spend several hours in the home searching for any problem imaginable. At the end, they will give you a presentation explaining everything that they found in the house. You can then decide to ask for repairs, accept the home as-is, or terminate the contract. I work with and can recommend multiple highly skilled inspectors to ensure that you get the most thorough inspection available.
